Turned down for a mortgage? There's another route

Lots of people with good, steady incomes can't get a mortgage yet. Perhaps you're self-employed, new in your job, rebuilding your credit or still saving a deposit while paying rent.

Often the answer from a lender isn't no. It's not yet. Future Homeowner gives you that time. You move into the home you want to buy, make it yours, and work towards buying it at your own pace.

Because everyone deserves a place to call home.

How it works

Five steps from renting to owning

  1. Register and talk to usA short form and a free, friendly call about where you are now.
  2. Get a mortgage-ready planAn independent mortgage broker looks at what needs to change and how long it might take.
  3. Choose your homeRent it on an assured periodic tenancy, and sign a separate option to purchase agreement to buy it at an agreed price.
  4. Live there and saveMake it your home, and save towards your deposit in your own account.
  5. Buy when you're readyWhen your mortgage is in place, you buy at the price agreed for that year.

See exactly how it works

Who it could suit

For people who are nearly there

We work with people who are financially stable but not quite mortgage ready today. Something is holding you back for now, not for good.

Steady income, small deposit

You afford your rent comfortably, but saving a deposit while you rent feels like it will take forever.

Not mortgage ready yet

Self-employed with under two years of accounts, new in your job, new to the UK or rebuilding your credit after past problems.

Ready to put down roots

You want a home to settle into, decorate and make your own, rather than moving every year or two.

You might be

  • Self-employed with one year's accounts
  • Rebuilding your credit after past problems
  • Recently separated or divorced
  • New in your job
  • Still saving your deposit
  • Turned down on a lender's affordability test
  • Waiting for your accounts or credit score to improve
  • New to the area for work
  • Later in life, and finding lenders harder to please
  • Moving to the UK from overseas

You'll need a stable income, rent you can afford comfortably, a real wish to buy and a realistic route to a mortgage in the future. If a mortgage isn't realistic for you, we'll tell you honestly.

Honest from the start

No surprises, no pressure

Buying a home is a big decision, so we'll be clear about everything before you commit to anything.

  • Before you sign anything, we'll set out in writing exactly how it works, every cost and the risks.
  • We'll encourage you to take independent legal advice, and give you time to think it over.
  • Not everyone will be suitable, and owning the home isn't guaranteed. We'll tell you honestly if we don't think it's right for you.
